Do I have to put in an arch request to paint my house the color it already is (or something similar and neutral)?
YES, please always send in the request, no matter what color you have chosen! The new online form makes it quick and easy!

Yes, recycling is included (bins with yellow lids) on Thursdays

What do I do if my trash or recycling pickup gets missed?
Please call WM at 1 (866) 909-4458 and they will come out again.
What happens to the trash pickup schedule during holiday weeks or snow days?
Generally, our pickup gets pushed one day (to Friday) if there is a holiday or inclement weather day prior to Thursday.
Do we get an annual bulk pick-up? Is it a certain date?
Per OP rules, each house gets one complimentary large bulk pick up per calendar year. An automatic pickup date will be scheduled every other year. For Bentwood, this is even years. If you do not want to wait for that day, simply call WM at 1 (866) 909-4458 to schedule your pick up. Each residence has one free pick up per year of up to five (5) items.
Where do I have to store my trash/recycle bins?
They have to be out of sight of the street. Next to the house or in the driveway where they are visible is not acceptable. Please move them into the garage, behind a fence, etc.
How do I get a Pool Key or Replacement?
You must be current on your association dues. All fees and late fees must be paid in full to receive a new or replacement key.

What can I do about a noisy neighbor or noise complaint?
Noise ordinances are enforced by the City of Overland Park (OPCares). You may find information related to the ordinances as well as contact/complaint information by visiting here.
What can I do about an automobile that is parked on the street for longer than 24 hours at a time? What about a parked boat?
Boats and inoperable vehicles are restricted. You may report these violations to Home Association Solutions and they will notify the owner of the problem. These are also regulations enforced by the city. You are encouraged to call the police non-emergency line at: 913-895-6300, or file an OPCares ticket.
What are the standards on trees and where do I learn more?
In an effort to keep our neighborhood looking great we want all homeowners to pay careful attention to the trees that line our streets. The maple trees are fast growing and require trimming at least every other year. Most, if not all, of the growth occur on branch lengths. Trunk growth from the ground to the first branch is minimal. Consequently, we ask all properties to trim to a minimum of minimum height distances over streets (12.5 feet) and sidewalks (8 feet). If you need assistance, please contact a member of the board.
The sidewalk in front of my house is cracked/broken/in need of repair. What do I do?
Homeowners are responsible for the maintenance and upkeep of the sidewalks. Please contact a concrete company to have to fixed or repoured, at your own expense. Unfortunately, this is not something the city of Overland Park will take care of and is in the Bentwood by-laws as being the responsibility of the homeowner.
